Design Build vs. Architect/GC Format

In our Design/Build format, we co-ordinate simultaneous design, approvals, engineering and selections instead of the traditional method of one task following the next.   The result is a significant schedule benefit to the Owner, a savings of up to half a year.     Many design and construction firms talk about schedules, we actually use schedules to co-ordinate the design and construction process. 

​Architect / GC Format

In the traditional construction delivery format, where the architect completes design, after which a builder obtains permits, does pricing and mobilizes to construct, these tasks happen one after the other. The schedule looks like this:

  1. ​Subdivision approvals

  2. Building & Architectural design and specifications

  3. Site engineering for building

  4. This is a series of tasks, one after the other.

  5. The durations will vary from this for each project and are used for comparison only

Design Build Format

In our Design Build format, we are able to put the various tasks on PARALLEL tracks simultaneously.​   The occupancy date is up to half a year sooner, a great benefit to the owner.
